If you might be interested in booking one of our houses please email us (enquiries@exeterhomes.co.uk) or text us (07762792927) with any questions and to check that the property is available. We would be pleased to show the houses to interested groups. Unannounced visits will be turned away.
Our houses are intended for groups of four students sharing a single tenancy. We will require student ID numbers and this will ensure that there is no Council Tax payable on the property for the academic year.
The houses are let under an assured shorthold tenancy (joint contract) similar to the vast majority of student lets, and our tenancy agreement has been drafted using standard wording provided by the National Landlords Association.
The landlord is readily available to sort any problems that might arise during the year. The landlord is a member of the National Landlords Association. The houses have annual gas safety checks, mains wired smoke, heat and fire detection alarm systems and five yearly electrical safety inspections.
The main tenancy terms:
The rent is payable at the start of each academic term, payable in three equal termly sums.
The rent is for 48 weeks.
The actual booking procedure is quite simple and has just a few elements.
A security deposit of £350 per person is required to reserve the property for the academic year. This is refundable at the end of the tenancy assuming no damage to the property. The deposit is paid into the Deposit Protection Service.
We will require a signed tenancy agreement.
We will also require a signed parental guarantee to cover the rent and outgoings for each student. The parental guarantee is limited to a maximum of the individual student's own share of the rent.
Right to rent checks will be explained separately.
